Why People Choose an SDA Villa in Sydney

A villa is a standalone SDA home built for one person. You get a full kitchen, your own bathroom and your own living space. Nothing inside the home is shared.

Living on your own does not have to mean living away from people. Our villas sit within Edenbridge SDA communities.

A villa also gives you room for the people in your life. Every villa is matched to an approved SDA design category, and the NDIA decides which category is funded in your plan.

Edenbridge Living is a Sydney-based family office. Our SDA villas sit in established residential suburbs across Sydney, with more homes on the NSW Central Coast. You can see the full range on our SDA property listings in Sydney.

Villas Designed Around One Person

Our Approach to Villa Design

Every Edenbridge villa is single-storey and purpose-built. We plan the layout around one resident and the way they use a home. Access features are matched to the SDA design category funded in your plan. Our companion page on single-storey SDA villas covers the step-free design side in more detail.

Local Experts

We are a Sydney-based family office and SDA provider with strong local knowledge and experience in NSW.

Stability and Long-Term Commitment

As a family office, we take a long-term approach to SDA. We develop, own and operate our SDA homes for the long haul.

Premium, Established Suburbs

SDA homes are provided to residents nearby, thus allowing residents to move into better homes without leaving behind their friends, community, or support they trust.

Future-Proof for Ageing in Place

Adaptable home designs to meet changing needs over time.

Innovative Designs

Focus on single-story villas and houses for better accessibility.

Privacy and Independence in an SDA Villa

Independence means different things to different people. Here is what having your own self-contained SDA villa actually changes.

  • Your Own Front Door

You come and go through your own entrance. Visitors knock on your door, not a shared one.

  • Your Own Kitchen

The kitchen is yours alone. You can cook what you like, when you like.

  • Your Own Routine

You set your own hours. Late nights, early mornings and quiet afternoons are your call.

  • Your Own Visitors

Family and friends visit on your terms. A villa gives you space to host without fitting in around a housemate’s plans.

  • Support That Comes to You

SDA funding pays for the home itself. Support is funded separately, often through Supported Independent Living. You choose your own registered SIL provider, and we coordinate with them.

  • Company When You Want It

Living alone does not mean being cut off. Our villas sit inside Edenbridge communities, so neighbours are nearby.

Villa or Shared House: Ten Questions to Work Through

The difference is who else lives in the home. Work through these questions with your family and your support coordinator.

01

How Do You Feel at the End of a Day?

Some people relax faster in a quiet, empty house. Others feel better when someone else is home.

02

Do You Like Cooking for Yourself?

A villa gives you a full kitchen of your own.

03

How Much Noise Suits You?

A shared home has more movement and more sound in it. A villa is quieter.

04

Do You Want Housemates?

A shared house comes with housemates, and we take the matching process seriously. Some people want that company every day.

05

How Often Do Visitors Come Over?

A villa makes hosting simple. Family and friends can visit without the rest of a household needing to plan around it.

06

What Does Your Support Schedule Look Like?

Some residents have support workers on site for much of the day. Others need less. Ask your SIL provider how each option would work for you.

07

How Do You Handle Time Alone?

A villa suits people who are comfortable with quiet time at home.

08

What Does Your NDIS Plan Fund?

The NDIA sets your SDA design category and your building type. Your plan may already point towards a villa or towards a shared home.

09

Where Do You Want to Live?

Villas and shared houses come up in different places at different times. We build across Sydney and on the Central Coast, so location is worth talking through early.

10

Who Else Should Be Part of This?

Family, a support coordinator or an occupational therapist can all help.

Moving into an Edenbridge Living home is a life-changing experience for my brother, who has an intellectual disability. The 1-bedroom villa gives him the independence he craved but still with support available and friends living next door. The Edenbridge team's dedication to their residents' comfort is evident in every detail of their homes.

As a support coordinator, my primary concern is to find accommodation that not only ensures the safety and comfort of my clients but also enriches their lives. Edenbridge Living has been a remarkable partner in this regard. It's a relief to know that such a dedicated provider is just a call away.

SDA Villas in Sydney: Frequently Asked Questions

An SDA villa is a self-contained Specialist Disability Accommodation home for one person. Each Edenbridge villa has one bedroom, a full kitchen, its own bathroom, its own living space and its own front door. Nothing inside the home is shared. Every villa is single-storey and sits within an Edenbridge SDA community, so neighbours and support are close by. Access features are matched to the SDA design category funded in the resident’s NDIS plan.

Yes. That is what a villa is designed for. You live in your own home, set your own routine and decide who comes over. Support is arranged separately and comes to you, often through Supported Independent Living. Many residents also like knowing that neighbours are a short walk away. Living alone suits some people and not others, so it is worth talking it through with your family and your support coordinator.

Edenbridge Living builds two property types, and both are single-storey. A villa is a one-bedroom, self-contained home for one resident, with a private kitchen, bathroom, living space and front door. A shared house has three bedrooms, each with an ensuite, plus shared communal areas. Housemates in a shared house are matched on compatibility, routines and support needs. A villa suits someone who wants their own space. A shared house suits someone who benefits from companionship.

Our homes sit in established residential suburbs across Sydney. That includes the Inner West at Concord, Western Sydney around Pendle Hill and greater Parramatta, the Eastern Suburbs at Maroubra, and the Sutherland Shire. We also build on the NSW Central Coast, with homes at Wamberal and in the Gosford region. Which locations have villas changes over time. Contact our team or check our vacancies page to see what is open now.

SDA funding sits under Capital Supports in your NDIS plan. It covers the specialist dwelling itself, property maintenance and the assistive technology included in the home. As a resident you pay a reasonable rent contribution, which is capped by the NDIA. Your exact contribution depends on your own circumstances. Our team can walk you through how the agreement works before you sign anything, and your support coordinator can confirm what your plan covers.

Yes. SDA and support are separate NDIS supports. SDA funding pays for the home. Supported Independent Living funding pays for the support workers who help you at home. Edenbridge Living is the SDA provider, so we develop, own and manage the villa. You choose your own registered SIL provider and we coordinate with them. We already work alongside providers including Achieve Australia, Trusted Home Care and Aruma.
