Process

The National Disability Insurance Scheme (NDIS) is a government-funded scheme supporting people with disabilities. The NDIS provides funding for SDA, which covers the costs of building and maintaining SDA properties.

Understanding SDA funding is crucial for accessing appropriate housing. Here's what you need to know:

  • SDA funding in NDIS plans:

    This funding is specifically allocated for housing costs and is separate from other support funding.

  • NDIA eligibility assessment:

    The NDIA assesses each participant’s needs to determine if SDA funding is appropriate.

  • Physical home costs only:

    SDA funding is for the brick-and-mortar aspects of the housing, while support services are funded separately.

  • Resident rent contribution:

    Residents must contribute to their housing costs, typically 25% of their Disability Support Pension plus any Commonwealth Rent Assistance they receive.

For SDA Housing

To be eligible for SDA funding, NDIS participants must meet specific criteria set by the National Disability Insurance Agency (NDIA).

    The participant requires significant support with daily living activities and has an extreme impairment in mobility, self-care, or self-management.

  • Ongoing Need for SDA:

    The need for SDA is likely to be ongoing, not a short-term requirement.

  • Significant Risk to Safety:

    Without SDA, the participant would be at significant risk of harm or would pose a risk to others.

  • SDA is a Reasonable and Necessary Support:

    SDA must align with the NDIS’s definition of “reasonable and necessary” support and represent value for money compared to other support options.

  • Unsuitable Alternative Housing Options:

    Other housing options, including home modifications or assistive technology, have been considered and deemed unsuitable.
