Looking for single storey SDA villas with no stairs? Edenbridge Living builds, owns and manages SDA homes across Sydney and NSW, including the Central Coast. Every home we build sits on one level. A villa gives an NDIS participant a private front door. It gives them a home of their own and their own outdoor space. There is no lift and no shared hallway between them and the street. Who Single Storey SDA Villas Suit
Our single storey SDA villas suit NDIS participants who want privacy and a home of their own, with no stairs to climb. Edenbridge Living builds homes for people with an intellectual disability or a cognitive impairment. Single level SDA homes also help residents who use a wheelchair or who tire easily. There is room for a hoist and for a support worker to move around the bed.
Every villa is matched to an approved SDA design category. The NDIA approves SDA funding and sets the category that applies. Your support coordinator can talk you through the options.
Why Single Storey SDA Villas Work So Well
A single level home removes the one barrier that good design cannot fix later. Stairs. In a two-storey home, a staircase splits the house in two. Bedrooms, bathrooms and living rooms end up on different floors. For a resident who uses a wheelchair, half the home is out of reach.
Lifts are the usual fix, and they bring their own problems. A lift needs servicing. It breaks down. It can leave a resident stuck on one floor until help arrives. Ground floor SDA living avoids that risk. Every room can be reached from every other room.
Transfers get easier on one level. A ceiling hoist can run straight from the bed to the bathroom when both sit on the same floor. Support workers have room to work safely. Nobody has to move someone at the top of a stairwell.
Tiredness matters too. Many residents have limited energy across a day. Stairs eat that energy, even with a hand rail. A flat floor plan saves it for cooking, visitors and getting out into the community.
One level SDA design also ages well. Needs change over decades. A home with no stairs can take a wider door, a new grab rail or a ceiling hoist without major building work. That is what ageing in place means here. It is a design idea, and it lets a resident stay in a home they know as their needs shift. Your Own Front Door
A villa opens straight onto a path or a street. An SDA apartment adds a shared foyer, a hallway and a lift between the resident and the outside world. A villa removes all three. Residents and their visitors come and go on their own terms, at any hour.
Private Outdoor Space on the Same Level
Most of our villas open onto a patio or a small yard beside the living room, with no step in between. Apartment residents get a balcony at best. Step-free outdoor space lets someone sit in the sun, garden or eat outside without asking for help.
Fewer Shared Walls and No Lift to Wait For
A villa shares fewer walls than an apartment and has nothing built above it, so far less noise travels between homes. There is also no lift to wait for. For residents who are sensitive to noise, a quieter building makes each day easier.
Eligibility Criteria
For SDA
The NDIA decides who gets Specialist Disability Accommodation funding. It bases that on your needs and your NDIS plan. Our accessible single storey homes are open to participants whose plan includes SDA. In general, SDA may be funded where the following apply:
Eligible NDIS Participant
You are an approved NDIS participant with an active plan managed by the NDIA.
Extreme Functional Impairment
You have an extreme functional impairment in areas such as moving around, self-care or speech.
Very High Support Needs
You need very high levels of daily support to live safely and as freely as you can.
Housing Needs Assessment
An occupational therapist or other health professional has assessed SDA as a good housing fit for you.
SDA Listed in Your Plan
The NDIA has approved SDA as a reasonable and necessary support in your plan.

How to Apply for a Single Storey SDA Villa

01Understand Your SDA Eligibility | Check whether SDA is funded in your NDIS plan. The NDIA makes that call. It looks at your functional impairment and your daily support needs. Your planner or support coordinator can confirm where you stand. |
02Gather Documentation | Collect recent reports from your health professionals. Add any earlier housing or support plans that set out what you need at home. |
03Plan Meeting | Book time with your NDIS planner or Local Area Coordinator. Talk through how a home on one level would support your goals. |
04Include SDA in Your NDIS Plan | Make sure SDA is listed as a funded support in your plan. Discuss the design category, the type of home you want, and the areas you like. |
05Seek Provider Options | Ask registered SDA providers about their homes and how they take applications. Ask which of their homes are single storey villas. |
06Application to Providers | Send your application to the providers you have chosen. Include your documents and what you want in a home. |
07Assessment and Approval | Providers check your application against their criteria and the homes they have. Site visits and further talks are a normal part of this step. |
08Agreement Signing | Once you are matched to a home, you sign an SDA agreement. It sets out the terms, your rent share and what you are responsible for as a resident. |

What are single storey SDA villas?
Single storey SDA villas are self-contained Specialist Disability Accommodation homes built entirely on one level. The NDIS treats a villa as its own building type, separate from a house or an apartment. Each Edenbridge Living villa has its own front door, kitchen, bathroom and outdoor space. There are no stairs and no lift inside the home, so every room stays reachable. Accessibility features are matched to the SDA design category the resident is funded for.
Are single storey SDA villas better than SDA apartments?
It depends on what a resident wants from a home. A villa gives a private entrance, fewer shared walls, and outdoor space on the same level as the living area. An apartment usually adds a shared foyer, a corridor and a lift between the resident and the street. Apartments can suit people who want a dense inner-city location. Our villas suit people who want privacy, quiet, and independent access to their own front door.
Which SDA design categories can a villa be built to?
All four. Improved Liveability, Fully Accessible, Robust and High Physical Support can each be delivered in a villa. Edenbridge Living specialises in Improved Liveability and Robust homes, because our dedicated focus is housing for people with a cognitive impairment or intellectual disability. The category recorded in an NDIS plan is decided by the NDIA after an assessment. Your support coordinator or occupational therapist can explain which category has been approved for you.
Do single storey villas support ageing in place?
Yes, as a housing design idea. A home with no stairs can take a wider doorway, an extra grab rail or a ceiling hoist without structural work. That means a resident can stay in a home they already know as their support needs change over the years. This is about the building itself. Any support services delivered inside the home are funded separately, usually through Supported Independent Living.
Is SDA the same as SIL?
No. SDA funding pays for the dwelling itself, including the specialist design features built into it. SIL funding pays for the support workers who help with daily tasks inside the home. They are separate NDIS supports with separate eligibility. Edenbridge Living is the SDA provider, so we develop, own and manage the villa. Many of our residents also receive SIL funding and choose their own support provider.
