02Get a Specialist Housing Needs Assessment | Alongside the functional capacity assessment, you need a specialist housing needs assessment. This report identifies the SDA design category required: Improved Liveability, Robust, Fully Accessible, or High Physical Support. It must explain clearly why mainstream housing cannot meet those needs, even with purpose-built modifications. It is the most critical document in your evidence bundle. 03Build a Complete, NDIA-Ready Evidence Bundle | Back every claim with documentation from a qualified professional. The bundle must answer four questions: what is the disability, how does it affect daily life, why is SDA the right solution, and which design category is needed. Leave any unanswered and the NDIA will return the application. Edenbridge reviews evidence bundles with families before plan reviews and identifies any gaps before they reach a planner. |

Yes. If you are already an NDIS participant, you can add SDA funding to your plan at your next scheduled plan review, or through an unscheduled review if your housing situation is urgent. Knowing how to apply for SDA as an existing participant means having a strong evidence bundle ready before that meeting. A support coordinator with SDA experience can help you prepare and advocate during the review.
If your SDA application is declined, you have the right to request an internal review of the NDIA’s decision. If the internal review is unsuccessful, you can apply for an external review through the Administrative Review Tribunal (ART). Many initially declined applications succeed on review when families provide stronger, more detailed evidence. A disability advocacy service or legal aid service can support you through the review process at no cost.
Yes. SDA participants have choice and control over which registered provider’s property they move into, subject to availability in your approved design category. You can register interest with multiple providers while awaiting your funding approval. Edenbridge Living welcomes enquiries from participants and families at any stage of the application process.
The NDIS Pricing Arrangements set SDA funding amounts, which vary based on your approved design category, property type, location, and whether the dwelling is a new build or existing property. Yes. SDA funding covers the specialist accommodation itself, not personal support services. Support workers, personal care, and daily living assistance are funded separately through Supported Independent Living (SIL) or other NDIS support categories such as Core Supports. Edenbridge Living partners with registered SIL providers to help residents access coordinated, ongoing support in their new home.
