A Home Designed to Grow With You
Needs change over the years. A home should change with them. Edenbridge Living builds ageing in place SDA homes across Sydney and the Central Coast. Every home is designed to adapt as support needs grow. We are a registered NDIS provider and a Sydney-based family office. Edenbridge Living provides the home. Your Supported Independent Living provider delivers the daily care.

Edenbridge Living is a registered NDIS provider under the NDIS Quality and Safeguards Commission. We design ageing in place SDA homes that suit people now and adapt as needs change.

Ageing in place means staying in the same home as your needs change. In SDA housing, that is a design choice. The home is built so it can take on change later. That might mean a ceiling hoist.
This is housing, not aged care. Edenbridge Living builds and owns the home. Your SIL provider gives the daily care. We support people with intellectual disability, autism, Down syndrome, acquired brain injury and complex support needs.
Ageing in place SDA homes matter most to families who plan decades ahead. There is more on long-term planning on our page for parents and guardians.
Every Edenbridge Living home is single-storey. There are no stairs and no lifts. Step-free access is part of the build, not an add-on later.
Inside, the design allows for change. We build in the structural provisions for ceiling hoists and assistive technology. These are the things that turn a house into a lifetime home SDA residents can grow old in.
Each home is built to one of the four NDIS design categories: Improved Liveability, Robust, Fully Accessible and High Physical Support. It also sets how much room there is to adapt later. A good ageing in place SDA design starts with the right choice here.
The NDIA decides who gets funding. Your planner or support coordinator can confirm your options. SDA funding sits under Capital Supports in an NDIS plan. The participant pays a rent share that the NDIA caps.
Most homes are designed for the person who lives there today. We design for who that person will be in twenty years. That is the gap between a home that works right now and future proof disability accommodation.
Plan for the FutureSDA housing is built to four design standards under the NDIS rules. Each Edenbridge Living home is matched to the category that fits the resident. You can read a fuller breakdown in our guide to the SDA design categories.

Moving home is hard for anyone. A long term SDA home takes that risk off the table.
An ageing in place SDA home already has the structural work done. Adding equipment becomes a fit-out, not a move.
Families plan much further ahead than any one NDIS plan. The home is owned and run by the same provider for the long term. Our whole approach to age in place disability housing is built on that question.
The NDIA decides who is eligible for SDA. The decision is based on your needs and your NDIS plan. SDA funding may be open to you if you meet the criteria below.
You are an approved NDIS participant with an active plan managed through the NDIA.
You have an extreme functional impairment. This can affect mobility, self-care, communication or self-management.
You need very high levels of ongoing support to live safely and as freely as possible.
An occupational therapist or allied health worker has assessed SDA as a good housing fit for you.
The NDIA has approved SDA as a reasonable and necessary support in your NDIS plan.
Stable, accessible, long-term housing fits the goals in your NDIS plan.

Ageing in place SDA housing is a promise about the future. Here is what we commit to.
01We Build Single-Storey, Always | Every home is single-storey, so there are no lifts or stairs to manage. |
02We Design for the Right Category | We match every home to one of the four NDIS design categories. |
03We Plan for Assistive Technology | Homes are built with the structural work already done for ceiling hoists and other assistive technology. |
04We Include Safety Systems | Homes include 24/7 emergency systems and backup power. |
05We Own What We Build | We are a Sydney-based family office. We develop, own and operate our SDA homes. Our model is long-term ownership. |
06We Manage the Property Long Term | Long-term property management is part of what we do. Tenancy, upkeep and the state of the home are handled by the same team, year after year. |
07We Maintain the Home | Ongoing maintenance is included. A home that is looked after keeps meeting its design standard. |
08We Work With Your SIL Provider | You choose your SIL provider. We coordinate with any registered provider, including partners such as Achieve Australia, Trusted Home Care and Aruma. |
09We Match Housemates Carefully | In our shared houses, housemates are matched on how well they get on, plus routines and support needs. |
10We Build in Established Suburbs | Our homes sit in established residential suburbs in Sydney and on the Central Coast. |
We build two property types. Both are single-storey. Both are designed as ageing in place SDA homes, so residents can stay as their needs change.

Ageing in place means staying in the same home as your needs change, instead of moving each time something shifts. In Specialist Disability Accommodation it is a design choice made before the home is built. The dwelling includes step-free access, wider doorways, accessible bathrooms and structural provisions for hoists and assistive technology. Equipment can then be fitted later without a move. Edenbridge Living designs its SDA homes to adapt, so a move is far less likely to be needed as support needs grow.
No. Specialist Disability Accommodation is housing funded through the NDIS for participants with extreme functional impairment or very high support needs. It is not aged care and it is not clinical or nursing care. Edenbridge Living provides the home itself. Your Supported Independent Living provider delivers the personal care and daily support. You choose that provider independently, and we coordinate with any registered SIL provider.
That is exactly what an adaptable home is built for. Because the structural provisions are already there, adding a ceiling hoist, rails or assistive technology becomes a fitting job rather than a relocation. Support hours can increase in the same rooms the resident already knows. Speak with your support coordinator or NDIS planner about a plan review if your funded supports need to change alongside the home.
There is no single answer, because the right category depends on the person. Improved Liveability suits sensory, intellectual or cognitive impairment. Robust suits residents who need a safe, durable home. Fully Accessible and High Physical Support carry the most physical accessibility, so they hold the most room for growing mobility and equipment needs. An occupational therapist assessment and the NDIA decide which category is funded in your plan.
Stairs and lifts are a common reason people have to leave a home. Every Edenbridge Living home is single-storey, so access is step-free from the street to the front door and right through the house. There is no lift to break down and no level a resident cannot reach. Single-storey construction is inherently adaptable, which makes long term SDA living far more realistic.
SDA funding sits under Capital Supports in an NDIS plan. It covers the specialist dwelling, property maintenance and the assistive technology included in the build. The participant pays a reasonable rent contribution that is capped by the NDIA. Eligibility and funding amounts are decided by the NDIA, not by the housing provider. Your planner, Local Area Coordinator or support coordinator can confirm what your plan allows.
