Edenbridge Living offers Fragile X accommodation for NDIS participants in Sydney and across NSW. We focus on cognitive impairment and intellectual disability. We build mainly in the Improved Liveability and Robust design categories. Many people living with Fragile X syndrome also have an autism diagnosis. Edenbridge Living builds single-storey homes with one to three bedrooms. Each home is purpose-built. Each one sits in an ordinary, friendly street.
We start with the senses. That is the part a building can change.

A resident can step back there when a room feels like too much.
A steady layout matters just as much. Simple floor plans and clear sight lines help. So does strong colour contrast on walls, floors and doors. A person can move through the home without hunting for the next room. Bedrooms sit away from the front door. Visitors and staff do not cross a resident’s private space on the way in.
Every home carries an approved SDA design category. Our Improved Liveability homes suit most of the residents we build for. The NDIA decides on funding, so your planner or support coordinator can confirm your options.
We give you the home. Your SIL provider gives the daily support. Your behaviour support practitioner guides how that support is given.

Nobody at Edenbridge Living can tell you if someone is eligible for SDA. That call sits with the NDIA. It is made through an NDIS plan. You are an approved NDIS participant with an active plan.
You have extreme functional impairment. That may cover self-care, speech, movement or self-management.
You need very high levels of daily support to live safely.
An occupational therapist or other health professional has assessed SDA as a good fit for you.
The NDIA has approved SDA as a reasonable and necessary support in your plan.
Stable, long-term housing matches the goals in your NDIS plan.

01Check SDA Eligibility | Check that you are an eligible NDIS participant. Then look at whether specialist housing is warranted. Extreme functional impairment or very high support needs are the usual grounds. |
02Gather Your Evidence | Collect recent reports from health professionals. A genetic diagnosis helps. So does an occupational therapy sensory report and any behaviour support plan. |
03Book a Plan Meeting | Meet your NDIS planner or Local Area Coordinator. Talk about how the home itself affects daily life, safety and independence. |
04Get SDA Into Your Plan | Make sure SDA is listed as a funded support. Talk through the design category, the features that matter most, and where you want to live. |
05Look at Provider Options | Ring SDA providers about homes now and homes coming up. Ask each one how it handles sensory design. Ask who looks after the home long term. |
06Apply to Providers | Send your form and papers to the providers you have picked. Include the sensory and routine details that matter to the person. |
07Assessment and Approval | Providers check whether a home suits the applicant. Visits and more talks usually happen at this stage. |
08Sign the Agreement | Once a home is offered, you sign an SDA agreement. It sets out the terms, the rent share, and what you must do as a tenant. |
09Prepare for the Move | Move your supports across. Set up the power and water. Make the new space feel like home. A slow, well-signposted move helps with a change this big. |
10Ask for Help if You Need It | If something stalls, talk to your NDIS planner. A support coordinator or an advocacy service can help too. |

The design focus is a calm sensory environment, a predictable layout, and a quiet retreat space. SDA funds the dwelling itself. Your chosen SIL provider delivers the daily support.
Fragile X syndrome is caused by a change to the FMR1 gene on the X chromosome. The Fragile X Association of Australia explains that this gene contains a repeated CGG sequence. Most people have fewer than 55 copies. Premutation carriers have between 55 and 200 copies. People with the full mutation have more than 200. healthdirect describes Fragile X syndrome as the most common inherited cause of intellectual disability. A GP or genetic counsellor is the right person to advise your family.
No. They are separate diagnoses that often occur together. The National Fragile X Foundation describes Fragile X syndrome as the most common known single-gene cause of autism spectrum disorder. Many people living with Fragile X syndrome also meet the criteria for autism, and some do not. For housing, the practical overlap is large. Improved Liveability is often the closest fit, because it covers sensory, intellectual and cognitive support needs through acoustics, lighting, visual contrast and clear wayfinding. Robust suits some residents whose plan calls for a more durable home. Others need Fully Accessible or High Physical Support features as well. No. Edenbridge Living is the SDA provider, so we provide and manage the home itself. Supported Independent Living, or SIL, funds the support workers who help with daily living. They are separate supports with separate funding. You choose your own SIL provider and we work alongside them. If a behaviour support practitioner is involved, they set the support approach. Any regulated practice is overseen by the NDIS Quality and Safeguards Commission.
healthdirect explains that the FMR1 gene sits on the X chromosome. Males have one X chromosome and females have two, so males are usually affected more severely and females more mildly. Some female carriers have no symptoms at all. Premutation carriers can also develop related conditions later in life, including fragile X-associated tremor ataxia syndrome.
