Specialist housing designed for people with intellectual disability supports independence, safety, and quality of life. Purpose-built environments reduce risks, promote skill development, and enable community participation.
Specialist design addresses safety concerns specific to intellectual disability. Secure perimeters prevent wandering. Robust fixtures withstand behaviours of concern. Clear sightlines allow appropriate supervision. Safety features give families peace of mind while respecting resident dignity.
Well-designed housing supports daily living skills development. Intuitive layouts help residents navigate spaces confidently. Clear wayfinding reduces confusion. Appropriate design features enable people to complete tasks with less support, building independence over time.
Suitable housing location supports community participation. Access to public transport, local shops, cafes, parks, and community centres enables social connection. Being part of mainstream communities, not segregated settings, supports social inclusion for people with intellectual disability.
Knowing your family member lives in appropriate, well-designed housing with professional support reduces family stress. Specialist accommodation provides reassurance that your loved one is safe, supported, and living with dignity in an environment designed for their needs.
Specialist disability housing through the NDIS offers long-term stability. Secure accommodation reduces the stress of frequent moves. Stable housing supports better health outcomes, stronger relationships, skill development, and improved quality of life for people with intellectual disability across NSW.
Follow these steps to secure suitable housing in NSW.
01Understand Your Housing Options | Research the different housing models available through the NDIS. Consider whether you need specialist accommodation (SDA), in-home support services (SIL), shared living, or a combination. Think about your independence goals, support needs, and preferred living arrangement. |
02Discuss Housing in Your NDIS Plan | At your NDIS planning meeting, talk about your housing goals and current living situation. Explain if your current accommodation is unsuitable or unsafe. Describe what type of housing would help you live more independently. Your planner will assess whether housing supports should be included in your plan. |
03Gather Professional Assessments | If applying for SDA, you need assessments from occupational therapists, psychologists, or medical specialists. These reports should explain your functional capacity, support requirements, and why specialist housing design is necessary. Strong evidence increases your approval chances. |
04Research Registered SDA Providers | Once your NDIS plan includes housing funding, research registered SDA providers in NSW. Look for providers with experience supporting people with intellectual disability. Consider location, property types, vacancies, and provider reputation. Edenbridge Living specialises in SDA for people with intellectual disability across Sydney. |
05Arrange Property Inspections | Visit potential properties to see if they meet your needs. Bring your support coordinator, family members, or trusted advisors. Check accessibility, room sizes, shared spaces, neighbourhood amenities, and transport links. Most providers encourage inspections before applications. |
06Submit Your Housing Application | Complete the provider’s application form. Include your NDIS plan details, support requirements, preferences, and assessment reports. Explain your housing goals and why this property suits your needs. Strong applications include supporting documentation from your allied health team. |
07Matching Process and Compatibility | Providers assess applications to match residents appropriately. For shared accommodation, compatibility matters significantly. Providers consider support needs, communication styles, routines, interests, and potential conflicts. Good matching creates harmonious households where everyone thrives. |
08Sign Your Residency Agreement | Review the SDA residency agreement carefully with your support coordinator or advocate. Understand your rights, responsibilities, rent contribution, house rules, and notice periods. Ask questions about anything unclear before signing. |
09Prepare for Moving In | Once approved, coordinate your move with support workers and family. Arrange utilities, set up communication supports, organise furnishings, and plan orientation visits. Your support coordinator can assist with the transition process to ensure a smooth move. |
10Get Support Coordinator Assistance | A support coordinator can help you navigate the housing application process. They assist with finding suitable providers, completing applications, understanding your NDIS funding, and coordinating the transition to new accommodation. This support is funded through your NDIS plan. |

NSW offers Specialist Disability Accommodation (SDA) with specialist design, Supported Independent Living (SIL) providing in-home support, shared living arrangements with host families, group homes with 24/7 staff, and private rental with NDIS-funded modifications. Your support needs and goals determine the most appropriate option.
Yes, with appropriate supports. Many people with intellectual disability live independently or semi-independently with SIL funding covering daily support needs. The level of independence depends on individual functional capacity, support availability, and environmental design.
SDA provides specialist housing for people with extreme functional impairment needing specialist design. SIL provides support services for daily living. Many people with intellectual disability have SIL funding but don’t need SDA. Standard accessible housing works fine for them. SDA is for those requiring specific environmental modifications beyond typical accessibility features.
SDA provides the physical housing. Support services are funded separately through SIL or Core supports in your NDIS plan. Services can include personal care, meal preparation, medication support, community access, skill development, and behaviour support. Support intensity varies based on individual plans.
First, request SDA funding in your NDIS plan with supporting assessments. Once approved, research registered SDA providers in NSW. Visit properties, submit applications to preferred providers. Providers assess compatibility and availability. If matched, sign residency agreement and coordinate your move with support workers.
